  • Granules collecting in gutters or at downspout exits - Tamko shingles shed some granules in the first year as excess loosens, but heavy accumulation after year three indicates the asphalt binder is oxidizing faster than expected. In Chula Vista, this accelerates on west-facing roofs that catch afternoon sun reflected off the Pacific; the granules protect the asphalt from UV, so once they’re gone, the shingle body deteriorates in 18-24 months.

The wide range on full re-roofs reflects square footage, pitch (steeper = more labor and more waste), and access. An ADU over a garage in Eastlake with a 12:12 pitch and no driveway access for a dumpster runs toward the high end; a single-story addition in Terra Nova with walkable pitch and clear perimeter runs toward the low end.

There is one thing a Chula Vista owner can safely check without climbing: walk the perimeter after a wind event and look for shingle fragments or granule piles at downspouts. If you see either, something has moved on the roof and needs eyes on it.
