Boxabl has shipped three primary residential configurations into San Diego County: the Casita (361 sq ft), the larger Accessory Dwelling Unit variant (roughly 480-520 sq ft depending on module stack), and the occasional stacked two-unit setup. The fence system is not universal across these. The Casita uses a 4-inch post bracket spacing on its standard perimeter rail; the ADU variant moved to 6-inch spacing in 2022 production runs to accommodate the heavier wind load on taller enclosures. Check the stamped part number on your existing post base - it reads “BXB-FP” followed by either “-4” or “-6.” If the stamp’s rusted over, measure center-to-center on the bracket holes: 3.75 inches means the -4 series, 5.875 means the -6.

We install OEM Boxabl fence hardware where the owner requests it, though we also stock a Grade 304 stainless aftermarket bracket from a California fabricator that meets the same wind-load spec and carries a longer corrosion warranty against Chula Vista’s salt-air exposure. • Post leaning at the base with intact concrete. This means the post itself is bending, not the footing failing. Boxabl’s standard post is 2-inch square aluminum; a vehicle bumper or a heavy wind load can oval the base. We replace with a 2.5-inch schedule-40 aluminum post that fits the same bracket footprint.
• Panel clips popping loose in a row. The clip is a spring-tension design that grips a rail groove. Once one goes, the load redistributes and the neighbors fail in sequence. We stock the clip on the truck, but if more than three are missing, the rail itself has likely deformed and needs replacement.
• Corrosion staining at the post base, especially west of I-5. Chula Vista’s marine layer deposits salt that ordinary powder coat won’t stop indefinitely. The stain means moisture is under the coating; the post wall is thinning. We catch this in our photo documentation and show the owner before it shears.
• Fence line no longer parallel to the Boxabl unit wall. This is usually soil settlement, not fence failure, but the fence takes the blame. We measure with a string line; if the unit foundation has dropped, we flag it in our report so the owner addresses the root cause before we reinstall.
