Bathroom Remodel: Cast-Iron Tub Removal and Shower Conversion in Eastlake
This was a second-story bathroom in Eastlake where the homeowner had ignored the ceiling stain for two years. We cut the drywall below and found the tub’s lead-and-oakum drain connection had weeped continuously, saturating the subfloor and the top chord of a ceiling joist. The cast iron weighed 340 pounds and had to be cut in place with a diamond blade, carried out in sections. We specified Toto fixtures and a Schluter-Kerdi full waterproofing system because the customer wanted a curbless entry for aging-in-place. The written quote included joist repair, a new 3/4-inch subfloor, membrane installation, and tile. The photo record shows the membrane flood test and the signed change order for the optional grab-bar blocking, which the customer added after seeing the open studs. The stain never came back.
Roofing: GAF Timberline HDZ Over Two Layers in Rancho Del Rey
We see this in Rancho Del Rey more than you’d think - a 1989 build with a 2004 re-roof over the original, now at end of life. The second layer trapped heat and accelerated the fiberglass mat breakdown; the ridge was buckling because the original 3-tab shingles underneath had curled and pushed up. Our inspection found four sheets of plywood delaminated near the south-facing valley where the gutters had overflowed for years, plus fascia rot that extended into the rake board. Under The Haven Standard, the written quote specified complete tear-off to deck, plywood replacement by the sheet (not by the patch), GAF Timberline HDZ with System Plus warranty, and new fascia with drip edge. The crew photographed every deck section before covering it. The job finished at the written price; the change order the customer signed was for gutter replacement, which we spotted during tear-off and documented before recommending.
Windows & Doors: Milgard Tuscany Retrofit in Terra Nova
The homeowner in Terra Nova had been caulking the same three windows every November for six years. We found aluminum frames with thermal breaks that had cracked from UV exposure, allowing condensation to run down the interior drywall and breed mold behind the baseboard. One window had been replaced previously with a dual-pane unit, but the installer had skipped the sill pan and the weep screed was buried in caulk, so water drained into the wall cavity instead of out. Our written quote specified Milgard Tuscany vinyl retrofits with integrated nailing fins, new sill pans, stucco patch and match, and mold remediation behind the affected baseboards. The crew’s photo record shows the buried weep screed discovery and the corrected drainage path. Driveway & Pavers: Belgard Catalina Pavers Over Failed Concrete in Rolling Hills Ranch
This driveway in Rolling Hills Ranch had been poured in 1998 without control joints spaced correctly for the clay-heavy Chula Vista soil - the cracks weren’t random, they followed the rebar grid where rust had expanded and split the concrete. More critically, the original grade sloped toward the foundation, and every winter storm sent water to the same corner. Our written quote included complete removal, import of Class 2 base rock, compaction in 6-inch lifts with a plate compactor (not a hand tamper), Belgard Catalina pavers in Toscana with a soldier course border, and a 2% slope away from the structure verified with a laser level. The photo record shows each lift density test and the final grade shot. The customer added a matching paver walkway at the side yard; we wrote that as a signed change order before breaking ground, not as a verbal add-on after.
Home Addition & ADU: 480-Square-Foot Detached Unit in Chula Vista Proper
The homeowner wanted rental income and had a rough sketch from a drafter who didn’t check the Chula Vista ADU ordinance against the actual site. We found three problems in our first visit: the slope required a stepped foundation with a 4-foot retaining wall, the existing concrete pad was unpermitted and had to be removed for geotechnical verification, and the overhead SDG&E service dropped at 11 feet - below the 13.5-foot clearance for a habitable structure. Our written quote included geotechnical report, stepped foundation with stem walls, segmental retaining wall with proper drainage, SDG&E service relocation coordination, and full build-out to CBC/ADU code with a kitchenette and 3/4 bath.
