Tamko Home Additions & ADU: The Chula Vista Owner’s Guide
Tamko roofing materials are commonly specified for home additions and ADU roof assemblies in Chula Vista, where the coastal marine layer and occasional Santa Ana wind events put particular stress on underlayment and shingle seal-down. A full Tamko-compatible addition or ADU build in Chula Vista typically runs $45,000-$130,000 for the addition, with roofing components comprising roughly 8-15% of that total depending on pitch and square footage. We stock Tamko Heritage series shingles, Titan XT impact-rated options, and the matching ridge caps, starter strips, and synthetic underlayment on our Chula Vista trucks, and we can typically begin material staging within 48 hours of a signed agreement.
Most Chula Vista owners discover a Tamko roofing component issue during the dry season, when the daily expansion-contraction cycle from cool mornings to 80-degree afternoons causes sealant strips to fatigue or underlayment to shift at valley intersections. In Otay Ranch and Eastlake, we’ve also seen premature granule loss where south-facing ADU roofs bake against reflective stucco walls.
Which Tamko Models This Applies To
The Tamko products we regularly specify and stock for Chula Vista additions and ADUs fall into three series, each with distinct compatibility requirements:
- Heritage Series - the workhorse laminate shingle, available in 30-year and 50-year warranties. Heritage uses a 13-1/4″ × 39-3/8″ tab with a 5-5/8″ exposure; the Heritage Vintage line uses the same footprint but carries a heavier granule load and deeper shadow band. Both require Tamko’s matching Heritage Ridge Cap, not a generic universal ridge, because the hip and ridge exposure must match the field shingle or the warranty is void.
- Titan XT - impact-rated to UL 2218 Class 3, required in some Chula Vista Hills fire zones and sensible anywhere hail or wind-driven debris is a concern. Titan XT uses a modified SBS asphalt formulation that stays flexible below 40°F, which matters less in Chula Vista than in the mountains but does help with the thermal cycling at the coast. The nail zone is wider than Heritage, 1-1/2″ versus 1″, so repairs to Titan XT roofs with Heritage nails driven through are technically improper and we flag them on inspection.
- MetalWorks StoneCrest - the steel shingle profile, used on ADUs where the main house has standing seam or where HOA design guidelines in neighborhoods like Rolling Hills Ranch mandate a non-asphalt aesthetic. StoneCrest panels interlock on all four sides and require Tamko’s proprietary hip and ridge closure, which we order by the piece because the color match is batch-sensitive.
Identification: the shingle bundle wrap carries a Tamko lot number and a “Made in” line - our Chula Vista inventory comes from the Phillipsburg, Kansas plant, and we’ve found the granule adhesion from that facility holds up better to the salt air than the alternate source. For warranty transfer on a resale, you’ll need the original invoice showing Tamko-certified installer status, which we provide as a matter of course.
On the OEM-versus-aftermarket question for Tamko specifically: the shingles themselves have no aftermarket equivalent that carries the same warranty, so we use factory bundles. For accessories, we use Tamko starter strips and ridge caps because the color match is computer-blended at the plant; generic starters are often a shade off within two seasons of Chula Vista UV exposure. Underlayment is where we sometimes depart - Tamko’s MetalEdge synthetic underlayment is excellent, but we also stock Grace Ice & Water Shield for valleys and penetrations where the building code allows either, and we price both options in the written quote so the owner decides.
Signs Your Tamko Home Additions & ADU Is Failing

- Granules collecting in gutters or at downspout exits - Tamko shingles shed some granules in the first year as excess loosens, but heavy accumulation after year three indicates the asphalt binder is oxidizing faster than expected. In Chula Vista, this accelerates on west-facing roofs that catch afternoon sun reflected off the Pacific; the granules protect the asphalt from UV, so once they’re gone, the shingle body deteriorates in 18-24 months.
- Lifted or cupped tab corners, especially after a Santa Ana event - Tamko’s sealant strip activates with solar heat and pressure. If the roof was installed in cool weather without hand-sealing, or if the attic ventilation is inadequate and heat builds from below, the seal never fully sets. We check for this on every Chula Vista ADU inspection because many ADUs have minimal soffit venting by original design.
- Valley stains on the interior ceiling or at the addition-to-house junction - Tamko’s warranty covers the shingle, not the flashing detail. In Chula Vista’s older neighborhoods like Castle Park or the original Chula Vista tracts, additions often tie into existing roofs with a poor valley weave or no cricket behind a chimney. The Tamko shingles can be intact while water enters at the transition; we photograph the valley from the attic side to show whether it’s a shingle issue or a flashing issue.
- Ridge cap displacement or cracking at the hip - the ridge cap takes the most wind load and the most UV. Tamko ridge caps are cut from the same laminate stock as field shingles, but the bending stress over the ridge and the doubled exposure to sun from both slopes means they age 20-30% faster. In Rancho del Rey, we’ve replaced ridge caps on 12-year-old Heritage roofs where the field shingles still had ten years of serviceable life.
- Interior humidity spikes or mold at the addition’s outer walls - this can trace to the underlayment, not the shingle. Tamko synthetic underlayment is vapor-permeable, which is correct for most Chula Vista assemblies, but if the addition was built with a conditioned attic or a vaulted ceiling, the assembly may need a vapor barrier on the warm side that wasn’t installed. We use a moisture meter on the roof deck underside before we quote shingle replacement, because replacing shingles over a wet deck wastes the owner’s money.
Before
AfterReplacement Cost & What’s Included
For a Tamko roof component on a Chula Vista home addition or ADU, the installed price depends on whether we’re addressing a targeted repair or a full replacement, and whether the underlying deck needs attention:
| Scope | Price Range in Chula Vista | What’s Included |
|---|---|---|
| Targeted repair (valley, penetration, or wind-damaged section) | $400-$1,800 | Material match to existing Tamko, removal of affected area, deck inspection, ice-and-water shield at penetrations, disposal, photo documentation |
| Full addition/ADU re-roof, Heritage 30-year | $8,000-$14,000 | Tear-off to deck, deck repair up to 32 sq ft included, Tamko Heritage with matching accessories, synthetic underlayment, permit and inspection, 10-year workmanship warranty |
| Full addition/ADU re-roof, Titan XT | $12,000-$20,000 | Same as above with impact-rated assembly, upgraded hip/ridge, documentation for insurance discount where applicable |
| Structural deck repair (when moisture damage is found) | $45-$85 per square foot of affected deck | Removal of saturated plywood, sistering of rafters if needed, new CDX or OSB per engineer spec, re-roof of affected section |
The wide range on full re-roofs reflects square footage, pitch (steeper = more labor and more waste), and access. An ADU over a garage in Eastlake with a 12:12 pitch and no driveway access for a dumpster runs toward the high end; a single-story addition in Terra Nova with walkable pitch and clear perimeter runs toward the low end.
Under Clause 1 of the Haven Standard, the price we write is the price you pay. If we open the roof and find deck damage we couldn’t see from the attic, we photograph it, stop work, and present a signed change order with the exact additional cost before we proceed. No change proceeds without a signed change order - this is the discipline that has kept our projects within a few percent of the agreed price across 4,000-plus jobs since 2007.
The Tamko material warranty transfers to you on our invoice; our workmanship warranty is 10 years on full replacements, 2 years on repairs, both documented in the project file with the photo record we deliver at completion.
DIY or Call Us?

There is one thing a Chula Vista owner can safely check without climbing: walk the perimeter after a wind event and look for shingle fragments or granule piles at downspouts. If you see either, something has moved on the roof and needs eyes on it.
Everything else requires a ladder, and most of it requires a harness. Tamko shingles are installed with 4-6 nails per shingle in a specified zone; removing even one to inspect deck condition compromises the wind resistance. The sealant strip on a three-year-old Heritage shingle in Chula Vista summer heat will re-adhere somewhat, but never to factory spec. Valley repairs involve stepping on adjacent shingles, which cracks the sealant bond you’re relying on for the next rain.
We do not recommend DIY replacement on any occupied structure. The permit alone requires a C-39 roofing contractor license in California, and the Chula Vista building department inspects for nail placement, underlayment overlap, and flashing integration. A failed inspection means a re-inspection fee and exposed deck if the inspector calls for removal.
Call (619) 536-0571 and we’ll schedule a no-charge inspection with written options. If you have another contractor’s quote, bring it - our Free Second Opinion means we review it line by line at no charge, and we’ll show you where the material spec, labor allowance, or contingency line differs from what we’d write.
FAQs
Tamko Heritage in Chula Vista’s climate typically delivers 22-28 years of serviceable life, with the coastal salt air and UV exposure trimming 2-4 years off the prorated warranty figure. Titan XT’s SBS-modified asphalt resists thermal fatigue better and often reaches 30-plus years. Call (619) 536-0571 for an exact assessment of your roof’s condition - estimates are free.
Targeted repairs work when the failure is isolated: a wind-lifted section, a cracked pipe boot, or a valley leak where the shingles above are still sound. We do not repair across more than 25% of a roof plane because the color and weathering mismatch becomes visible and the new shingles never seal to the old as reliably as to each other. Call (619) 536-0571 and we’ll photograph the specific failure to show you whether repair or replacement is the honest recommendation.
A typical Chula Vista ADU or addition re-roof, 800-1,200 square feet, takes 2-3 working days for tear-off and re-shingle, plus a half-day for city inspection. Weather holds and deck repairs add time; we build a 10% contingency into every schedule we publish. Call (619) 536-0571 to check current lead times - we stage materials before the crew arrives so we’re not waiting on delivery.
We stock Heritage and Titan XT in the most common Chula Vista colors - Weathered Wood, Rustic Slate, and Vintage Redwood - on our Chula Vista trucks, with ridge caps and starters to match. Less common colors or MetalWorks steel ship from the distributor in 3-5 business days, which we factor into the project schedule. Call (619) 536-0571 to confirm color availability for your specific Tamko model.
